Quarry Capital Limited warmly invites wholesale and eligible investors to express interest in participating in the ownership of 14 childcare centre freeholds across the South Island and lower North Island.
This is an offer of proportionate interests in the Artemis Property Scheme (‘Scheme’). The Scheme has been in existence since September 2015, following the purchase of the original 9 centres for $18m. The tenth property was purchased in October 2017 and was partially funded by raising additional capital from existing and new investors. The eleventh property was purchased in June 2019 and was fully funded by bank loan while the syndicate kept below its covenanted LVR ratio. The property portfolio was revalued at 31 March 2021 to $34.1m.
The Scheme will use funds to purchase three additional centres in the Christchurch CBD for $14.4m. The strategically located centres are tenanted by Grow Active. Two of these centres are running near full capacity and one is building towards this level of occupancy.
Of the existing eleven centres, eight are leased to Evolve Group, an NZX/ASX listed company that operates over 110 childcare centres throughout New Zealand. Two centres are leased to Provincial Education Group who operate 60 centres in regional New Zealand. One centre is leased to BestStart Educare who operate over 270 centres throughout New Zealand.
Quarry Capital Limited (‘Quarry’) is licensed under the Financial Markets Conduct Act 2013 to manage Managed Investment Schemes (excluding managed funds) which primarily invest in, or own, real property in New Zealand (other than forestry). Quarry currently manages four other managed investment schemes on behalf of over 220 investors.
The Scheme is not a portfolio investment entity (PIE). Investors are responsible to account for their own income tax.
