The law normally requires people who offer financial products to give information to investors before they invest. This information is designed to help investors make an informed decision.

If you are a wholesale investor under the definition of that term as described under Section 708 of the Corporations Act 2001, the usual rules do not apply to offers of financial products made to you. As a result, you may not receive a complete and balanced set of information.

There are several circumstances in which someone may be considered a wholesale investor under the Australian Corporations Act, with the most common being:

1. A person or entity has obtained an accountant’s certificate stating:

a) They have net assets of at least $2.5 million; or

b) They have a gross income for each of the last two financial years of at least $250,000.

2. A person or entity is willing to invest $500,000 or more into the fund

You will also have fewer other legal protections for these investments. Ask questions, read all documents carefully, and seek independent financial advice before committing yourself.

The opportunity exists for wholesale investors to express interest in an investment in a fund focused on Australian ethical investments. Ethical Development Fund Australia are investment managers with professional experience in financial markets, investment, portfolio management and property development. The management team has the relevant. tenure in the field to mitigate risks, strike the deals, enable the corporate and institutional buy-in and deliver the outcomes for investors.

Fund Objective

Ethical Development Fund Australia will lend to ethical developments across the disability, social and affordable housing, medical and allied health sectors. All loans will be secured by a registered first mortgage and have take- out agreements in place with CHPs, NFPs or institutional and wholesale investors.

Investment Strategy

The Fund will be invested in mortgage-backed loans secured by Australian real estate. Loans will be made to borrowers to use for ethical focused property developments. The funds will be recycled, subject to withdrawals from the Fund, such that funds from loans that have matured and have been repaid are loaned out again.

Market Demand

Australia has an ageing population and, with the 2020 global pandemic, the healthcare system is under immense strain. The demand for an increase in suitably located medical and allied health services has never been more apparent.

The affordable housing sector currently has upwards of $400 billion worth of housing to be constructed over the next decade and the Government backed NDIS housing requirement for Australians with disabilities is upwards of $9 billion.

This investment is only open to Wholesale, Sophisticated or Professional investors as described under Section 708 of the Corporations Act 2001.

The Target Rate of Return is 5.5% p.a. after all costs and fees.
