The opportunity exists for wholesale investors to express interest in First Light Healthcare Property Fund LP.

This opportunity is for the secondary market transfer of limited partnership units in the Fund. The Fund consists of two well established Medical facilities in Auckland and a soon to be completed facility in Te Rapa Hamilton. Your money will be pooled with other investors’ money and invested into the Fund. The principal objective of the Fund is to allow limited partners to collectively invest in a well based Portfolio in order to derive investment returns which are closely correlated to returns those investors would have derived had they invested independently, but with the benefits of scale through pooled resources. Partners in the Fund have limited liability.

The Fund does not pay tax. Instead, every year, each partner is allocated their share of the Fund’s net taxable income and capital gains to include in their tax return.

The valuation price has been set by recent independent valuations of each of the three properties:

  • 122 Remuera Road - $30,920,000 (provided by Seagars in May 2022)
  • 42-50 Totara Avenue - $32,710,000 (provided by Seagars in May 2022)
  • 18 Karewa Place - $10,950,000 (provided by Savilles in June 2022)

The Fund has recently completed a unit ‘split’ meaning that the Fund now has 92,000 LP units on issue. This Offer is for a secondary market transfer of 3,355 units at $445 per unit. No additional LP units will be issued under this Offer, unless the Manager receives oversubscriptions and determines that it is in the best interest of the Fund to issue new units. In this scenario, oversubscriptions will be used to reduce the Fund’s debt.
