The law normally requires people who offer financial products to give information to investors before they invest. This requires those offering financial products to have disclosed information that is important for investors to make an informed decision. The usual rules do not apply to this offer if you are a person who comes within Schedule1, clause 3(2)(a)-(c) or 3(3)(a)-(b)(ii) (inclusive) of the Financial Markets Conduct Act 2013. This includes where the amount invested upfront by the investor (plus any other investments the Investor has already made in the financial products) is $750,000 or more.

If you fall within Schedule 1, clause 3 of the FMCA as a result of this exclusion, you may not receive a complete and balanced set of information. You will also have fewer other legal protections for this investment. Investments of this kind are not suitable for retail investors. Ask questions, read all documents carefully, and seek independent financial advice before committing you

New Zealand’s first multi-asset self storage development fund.

The Mainland Capital Storage Fund (MCSF/the Fund) has been established by Mainland Capital Limited to provide wholesale investors access to the attractive returns generated through the development of institutional quality self storage facilities. The first of its kind in New Zealand, the Fund aims to take advantage of the macro conditions for growth in this burgeoning industry.

The self storage sector is now recognised as an attractive real estate sub-sector with institutional capital actively seeking opportunities. The barriers to entry remain high and include relevant expertise, the granular nature of development and operation, and a long-term outlook for capital deployment. The Fund provides an opportunity for Mainland Capital’s investors to access the attractive long-term returns available through the Manager’s substantial track record in the acquisition, planning, development, and operation of self storage facilities across New Zealand

The Fund will be seeded with two initial acquisitions, both in high-growth catchments within the Canterbury Region.

Investment Highlights:

  • Opportunity to invest in New Zealand’s first self storage development fund
  • Funds drawn in tranches to match transaction requirements over a forecast 30-month period
  • Resilient asset class that provides defensive qualities appropriate for the current economic environment
  • Highly experienced managers with expertise in achieving returns through transaction identification, delivering developments and executing business plans
  • High barriers to entry at sector level in terms of expertise and long-term capital
  • Minimum $250,000 of investor commitment
