Silverfin Capital Limited (‘Silverfin’) offers investors an opportunity, through a proportionate ownership scheme, to acquire a share of a beneficial interest in the land and buildings at;
(each a ‘Property’ and together the ‘Properties)
The proportionate ownership scheme (as created by the Deed of Participation) will be known as the Auckland Childcare Portfolio Scheme (‘the Scheme’). The Property consists of four modern and purpose-built Early Childhood Education (ECE) Properties. All properties are located in Auckland and are 100% leased on long term leases to qualified and reputable operators.
As at 31 March 2022 investors are currently receiving distributions of 6.00% per annum which will drop to 5.5% per annum at 01 June 2022 (see quarterly report dated 31 March 2022 for explanation). The net asset value per unit as at 31 March 2022 is $48,066.
222 investment parcels of $50,000 each ('Interests') are being offered in the Scheme. Each party that applies for an Interest, and has its application accepted, will become an investor in the Scheme (‘Investor’). Investors may apply for one or more Interests. Each Investor will acquire a beneficial interest in the Properties. The record of title to the Properties will be held by Auckland Childcare Portfolio Nominees Limited (‘Nominee’) as bare trustee for the Investors.
The Scheme intends to subscribe for three Interests, which means that a maximum of 219 Interests will be available to Investors. These three Interests will be held by the Scheme to be on-sold to fund capital expenditure requirements as and when they arise.
