Centuria are pleased to present a counter-cyclical investment opportunity in a prime-grade, Sydney CBD office asset being purchased on compelling acquisition metrics.
The asset provides 67,707 sqm of prime-grade space over two office towers positioned within the vibrant World Square complex.
This A-grade office tower is located in Midtown precinct which has been transformed by major infrastructure development in recent years, including the Sydney Light Rail and Sydney Metro. It was the top performer of all Sydney CBDs precincts[1] in 2025 and is in a strong position to capture ongoing occupier demand due to its world-class amenity, strong transport connectivity and limited future supply.
In recent months over the due diligence period, Centuria have seen improved leasing outcomes, with occupancy increasing to 93% from 85% (97% by settlement) and have also received an independent indicative value assessment of $493m which is $39m above the acquisition price.

The Fund seeks to acquire a 50% interest in a high-quality, A‑Grade office asset at a compelling, counter‑cyclical entry point. The property benefits from a blue‑chip tenant profile, strong ESG credentials and positioning within one of Sydney’s most vibrant and well-connected CBD precincts.
Indicative return profile (post fees, pre-tax):
- Forecast target average distribution of 7.5% p.a., paid monthly
- Modelled target IRR of ~14%+ p.a. (base case)
- Initial 5‑year fund term (with extension options)
- Initial gearing of ~50% LVR
- Minimum investment of AUD $100,000

Timetable:
