The law normally requires people who offer financial products to give information to investors before they invest. This requires those offering financial products to have disclosed information that is important for investors to make an informed decision. The usual rules do not apply to this offer if you are a person who comes within Schedule1, clause 3(2)(a)-(c) or 3(3)(a)-(b)(ii) (inclusive) of the Financial Markets Conduct Act 2013. This includes where the amount invested upfront by the investor (plus any other investments the Investor has already made in the financial products) is $750,000 or more. If you fall within Schedule 1, clause 3 of the FMCA as a result of this exclusion, you may not receive a complete and balanced set of information. You will also have fewer other legal protections for this investment. Investments of this kind are not suitable for retail investors. Ask questions, read all documents carefully, and seek independent financial advice before committing yourself.

Erskine Owen is pleased to present wholesale investors with the opportunity to invest in the new Erskine Owen Veritas Property Fund with a projected cash yield of 6.5% p.a.*

The offer:

The first asset in the Erskine Owen Veritas Property Fund is a $24 million smart logistics facility operated by Mr Apple, the country’s largest vertically integrated apple exporter and a division of NZX-listed Scales Corporation. The 7,000m² coolstore will serve as the Fund’s cornerstone, under a 20-year triple net lease. Alan Henderson, Erskine Owen director, says the coolstore reflects the type of high-performing export-aligned infrastructure the PIE Fund will seek. He says the Fund’s broader strategy includes acquiring energy-efficient, ESG-compliant assets across both metropolitan and regional centres.

Key Highlights:

  • 6.5% p.a.* cash yield
  • 20 year triple net lease
  • Tenant: Mr Apple, owned by listed company Scales Corporation
  • Fixed rent reviews of 2.5% annually (excluding years with market rent reviews).
  • First asset in the Erskine Owen Veritas Property Fund

Latest News:

Recently it was reported in a NZ Herald article that Mr Apple’s parent company Scales Corporation is investing in upgrades and expanding forecasts, a clear demonstration of resilience and growth potential. Erskine Owen Director, Lisa Phillips has produced a whitepaper, which helps explains the full value of return when investing in this Fund. Many investors in property funds understand the investment structure — they recognise how a fund pools capital, acquires assets, and distributes monthly income. But what often gets overlooked is how the underlying property assets themselves create and grow value over time. You can download the whitepaper for free here:

*Projected pre-tax return. Projected returns are subject to change. Distributions are intended to be made monthly. Distributions are, however, not guaranteed, and subject to distributable profits and cash availability, and may vary or may be partly funded from capital or debt. Details on how the return will be calculated, and the assumptions and risks associated with the investment and return, will be set out in the Information Memorandum and the Trust Deed. The Offer is restricted to “Wholesale Investors” under clauses 3(2) and 3(3) of Schedule 1 to the Financial Markets Conduct Act 2013. This Offer is not available to retail investors.
